Thank you for choosing Landmark Title Corporation to handle your Real Estate transaction. In order to have your closing run smoothly, which is what we are all after, please follow the procedures listed below:

1. We will need a copy of the signed offer to purchase, including all parties' social security numbers.
2. Phone numbers and account numbers of your lender (so that we can order payoffs).
3. Your daytime and evening phone numbers.
4. A week before closing you must read the water meters if the property is located in the city (INSIDE AND OUTSIDE METERS--READ ALL NUMBERS).
5. If the property is rental, we must be provided with the monthly rent on all units and any security deposits that are to be transferred.
6. If the property is rental, we must also be provided with the Stipulation Agreement to be transferred into the new buyer's name or an original DIHLR Certificate of Compliance.
7. If you have an Attorney you prefer to prepare the Warranty Deed, please provide us with his/her name and address; otherwise we will order it out for you.
8. All fees are deducted at closing. You will not be required to pay any fees upfront. Our closing fee is $200.00, exclusive of title charges, special assessment search, deed preparation, transfer fee, overnight fees, standard tax prorations and any other fees that may be necessary.
